Reports To: Director and Assistant Director of Facilities Under the general supervision of the Assistant Director and Director of Facilities

The purpose of the position is to perform corrective and scheduled maintenance in various craft disciplines. Work may involve the use of diverse maintenance skills and knowledge depending on the specific assignment to be performed. Performs related work as directed. 

ESSENTIAL FUNCTIONS 

1. Perform scheduled, corrective and/or predictive maintenance on equipment and building components as described within the functions listed below.  

2. Ability to read and interpret documents such as safety rules, technical procedures, governmental regulations and building blueprints. 

3. Tag out and lock out equipment. 

4. Basic electrical skills. Knowledge of 3 phase electric is a plus. 

5. Diagnose and replace malfunctioning motors, transformers, relays, switches and lighting fixtures. 

6. Inspect and test various cables and wires, fire alarm systems, emergency/exit lighting for damage. 

7. Repair drywall, ceramic tile, and vinyl tile. 

8. Inspect and Repair minor roof leaks  

9. Replace glass as needed. 

10. Install, adjust and replace various doors, door closers, panic devices, locksets and hinge, and related hardware. 

11. Repair and replace screening, basic window frames and related hardware. 

12. Assess storm water drain problems, cleans gutters and downspouts, repairs irrigation systems. 

13. Clean and perform scheduled maintenance on HVAC units, including changing filters, replacing valves, actuators, and fan assemblies when necessary.  

14. Basic plumbing skills. Toilet, sink and faucet repairs. Repair burst pipes, replace water heaters, etc. 

15. General carpentry skills. 

16. Ability to operate various machinery and power tools. 

17. Basic welding skills 

18. Snow plowing and salt spreading as needed. 

19. Will be required to carry the emergency on call phone (weekly rotation based on number of maintenance staff). 

20. Responsible for timely and accurate information they maintain as part of their job responsibility. 

21. Other duties as assigned. 

Pool Operator (Certification Required) To perform this job successfully, an individual must be able to perform each essential function satisfactorily in addition to Maintenance position duties: 

1. Regularly test and adjust water chemistry (PH, alkalinity, chlorine/bromine levels) to maintain a safe and sanitary environment. 

2. Operate and maintain pool pumps, filters and other circulation equipment 

3. Perform routine maintenance on pool equipment 

4. Follow backwash procedures 

5. Maintain accurate records of pool maintenance, chemical usage, and water test results 

6. Ensure that all equipment is in safe and working order. 

7. Other duties as assigned. 

Qualifications:  

1. High School diploma or G.E.D.  

2. Ability to plan and organize. 

3. Ability to work well with others. 

4. Practical problem solving skills and decision making. 

5. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. 

6. Knowledge of and experience with maintenance and operation of buildings is preferred. 

7. Understanding of Google platform.
