JOB TITLE: Building Lead
TYPE OF POSITION: Classified
REPORTS TO: Director & Assistant Director of Facilities and Grounds
POSITION PURPOSE: Keeps school buildings in clean, safe and orderly condition and monitors boilers and H.V.A.C. systems to provide heat and cool air for staff and students by performing the following duties.
ESSENTIAL FUNCTIONS: To perform this job successfully, an individual must be able to perform each essential function satisfactorily in addition to Custodian position duties.
1. Turn lights on throughout the building. Check boilers, log temps. Ensure the building is ready to open. Remove snow and salt as needed throughout the day. Check for notes/emails about any issues from the night staff.
2. Check email daily. Check google calendar for events and setups daily. Check FMX for work orders.
3. Set door schedules daily. Send out weekly event email. Update communication board.
4. Carry Radio at all times and respond when called.
5. Check Trane daily. Ensure HVAC schedules are set for events for the day. Be sure areas are operating properly. Submit FMX work orders as needed.
6. Ensure the building is secured during the school day.
7. Check restrooms throughout the day. Touch up and stock supplies as needed.
8. Check custodians areas for cleaning checklist minimal 5 times a week. Document, photo and complete FMX work order when complete. Communicate with M2 if issues need to be addressed.
9. Make sure all staff know what chemicals are used and are labeled properly. Keep Safety Data Sheet log up to date and available.
10. Change loop filters weekly.
11. Conduct monthly Fire Drill. Ensure the building is in test, pull the pull station & reset, reset the fire panel, reset the alarm panel, and reset all fire doors.
12. Plan and organize summer, spring break, and Christmas break cleaning plans. Coordinate with Admin. and Jeff for projects or moves. Plan and move areas needed.
13. Check the roof weekly for debris and clean drains.
14. Order supplies bi-weekly. Ensure the supply closet is organized and staff maintains their closet with needed supplies.
15. Take deliveries and unload/store as needed.
16. Complete all monthly PM FMX work orders. Playground inspections, fire extinguisher, battery maintenance, etc.
17. Moves furniture or equipment within buildings as required for various activities and as requested by the principal.
18. Check HVAC units belts and coils and change filters. Submitted FMX work orders when needed.
19. Assist staff, respond to emails, and assist with concerns professionally.
20. Maintain equipment and batteries. Make sure logs are being used and equipment is
working properly.
21. Train new custodians, have the areas mapped, cart and supplies ready.
22. Plan out areas that would need to be covered due to call offs/time off requests.
23. Communicate and coordinate with night staff about events, teardown/setup, and extra areas of coverage for the night.
24. Address night staff concerns, document conversations, and keep a positive attitude and work environment.
25. Complies with local laws and procedures for the storage and disposal of trash, rubbish,and waste.
26. Communicate with Cafe staff when needed. Submit work orders in FMX when needed.
27. Communicate with coaches, coordinate laundry schedules, ensure uniform/jerseys are ready and returned to the designated area before games.
28. Make schedules for Saturday custodians.
29. Keep the information board up to date.
30. Keep paper stocked in all copy rooms.
31. Be sure trash is picked up according to schedule. Communicate with M2 if needed.
32. Other duties may be assigned.
QUALIFICATIONS:
1. High School diploma or G.E.D.
2. Six to twelve months of related experience and/or training.
3. Ability to troubleshoot, isolate problems, and repair.
4. Ability to operate all custodial cleaning equipment.
5. Ability to effectively present information in one-on-one and small group situations to Administrators and other employees.
6. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
7. Knowledge of and experience with maintenance and operation of buildings is preferred.
8. Ability to work independently and in a team environment.
9. Excellent communication skills, interpersonal, and organizational skills.
