Lead Custodian - Concord Intermediate School - 6:00am - 2:30pm
Position Purpose:
The Building Lead is responsible for maintaining the school buildings in a clean, safe, and orderly condition. This includes monitoring the operation of boilers and HVAC systems to ensure appropriate heating and cooling for staff and students, as well as performing the following duties.
Essential Functions:
To successfully perform this job, the employee must be able to perform each essential function satisfactorily, in addition to the duties required of the Custodian position.
1. Turn on lights throughout the building. Check boilers and log temperatures. Ensure the building is prepared for daily operations.
2. Remove snow and salt as needed throughout the day. Check for communications from night staff regarding any issues.
3. Check email daily and review the Google calendar for scheduled events and setups. Review FMX for work orders.
4. Set daily door schedules and send out weekly event emails. Update the communication board.
5. Carry a radio at all times and respond to requests promptly.
6. Check the Trane HVAC system daily to ensure schedules are set for events and that areas are operating properly. Submit FMX work orders as needed.
7. Ensure the building remains secure throughout the school day.
8. Check restrooms regularly and touch up and stock supplies as needed.
9. Monitor custodians’ cleaning areas, completing a checklist at least five times per week. Document, photograph, and submit FMX work orders when necessary. Communicate with the assistant director of facilities to address any personnel issues.
10. Ensure all staff are aware of the chemicals being used and ensure they are properly labeled. Maintain an up-to-date Safety Data Sheet log.
11. Change loop filters weekly.
12. Conduct monthly fire drills, ensuring that the building is in test mode, pulling the pull station, resetting the fire panel, alarm panel, and fire doors as required.
13. Plan and organize cleaning schedules for summer, spring break, and Christmas break. Coordinate with administration and director of facilities on maintenance projects or relocations and manage the movement of areas as needed.
14. Inspect the roof weekly for debris and ensure drains are cleaned.
15. Order supplies bi-weekly and ensure the supply closet is organized. Ensure staff maintain their designated closets with necessary supplies.
16. Receive deliveries, unload, and store supplies as required.
17. Complete all monthly PM FMX work orders, including playground inspections, fire extinguisher checks, and battery maintenance.
18. Move furniture or equipment within buildings as required for various activities and as requested by the principal.
19. Inspect HVAC units, checking belts and coils, and change filters. Submit FMX work orders as needed.
20. Assist staff, respond to emails, and handle concerns in a professional manner.
21. Maintain equipment and batteries, ensuring that logs are used and equipment operates properly.
22. Train new custodians, ensuring areas are mapped and that carts and supplies are prepared.
23. Plan for staffing coverage due to call-offs or time-off requests.
24. Communicate and coordinate with night staff regarding events, teardown/setup, and extra coverage for the evening.
25. Address night staff concerns, document conversations, and maintain a positive and professional work environment.
26. Comply with local laws and procedures for the storage and disposal of trash, rubbish, and waste.
27. Communicate with cafeteria staff as necessary and submit FMX work orders when required.
28. Prepare schedules for Saturday custodians.
29. Coordinate with coaches on laundry schedules, ensuring uniforms and jerseys are ready and returned to designated areas before games.
30. Maintain an up-to-date information board.
31. Ensure paper supplies are stocked in all copy rooms.
32. Ensure trash is collected according to schedule and communicate with M2 when necessary.
33. Perform other duties as assigned.
Qualifications:
High School Diploma or G.E.D.
Six or more months of related experience and/or training.
Ability to troubleshoot, isolate problems, and perform repairs.
Proficiency in operating custodial cleaning equipment.
Ability to effectively present information in one-on-one and small group settings to administrators and staff.
Ability to apply common sense to carry out written, oral, or diagrammed instructions.
Preferred experience with building maintenance and operations.
Ability to work independently as well as in a team environment.
Strong communication, interpersonal, and organizational skills.
